California Natural Hazard Disclosure
One report, one price, every disclosure. The statutory hazards, the full county tax bill, flood, and environmental, read against your parcel the moment you order. Every California county, in about a minute.
Enter the property and we will find the parcel.
The report
Civil Code 1103.2 names what a disclosure has to answer, and most providers sell the rest of it back to you in tiers. Ours has all of it. Each item is sourced and dated, and where a hazard is not found the report says so rather than leaving the line empty.
FEMA National Flood Hazard Layer, with the panel and its effective date.
Dam failure inundation, from the maps published by DWR and Cal OES.
CAL FIRE, including zones adopted but not yet in force.
State Responsibility Area, where the state carries the protection duty.
California Geological Survey, Alquist Priolo.
CGS landslide and liquefaction zones.
The environmental search every other provider sells as the top tier. In every report, at no extra charge.
The items the transaction expects beyond the statute: airport influence areas, former military ordnance, mining operations, and the city and county overlays.
The districts on the parcel and the annual charge that rides with it.
The ad valorem levy and every direct charge, itemised by agency.
For each Mello Roos district, the most it is allowed to charge and how that ceiling escalates, where the district's own documents provide it.
The notice Civil Code 1102.6c requires, so the buyer is not surprised by the reassessment bill that arrives after close.
All 58 California counties · Residential and commercial
One price
$95
Residential or commercial, the same price. There is no base tier to upgrade from, because there is nothing left out of the base.
The statutory hazards, the local and supplemental disclosures, the full county tax bill, flood, and environmental. The other providers price that as three products. It is one here.
No checkbox that makes an agent wonder what the cheaper report was missing. Order it, attach it, close.
How it works
An address, or a parcel number with its county. We resolve it and show you the parcel we matched before anything is charged.
Hazard layers are tested against the parcel boundary, not a single point, and the county's current tax bill is read at the time you order.
A signed PDF, ready to attach to the disclosure package, and it stays available in the account afterwards.
